Evergreene Management Group Evergreene Management Group Clearfield, UT Clearfield, UT Full-time Full-time $22 - $24 an hour $22 - $24 an hour The role of the Assistant Property Manager is to assist the Property Manager in all aspects and areas of the property with day-to-day functions including marketing, leasing, application processing, resident relations, and adhering to the EMG Employee Manual.
The objective is to support the Manager and the property by increasing cash flow with rent structuring, expense control through preventative maintenance within budgeted guidelines.
The Assistant Manager is key in property performance and success.
The duties include but are not limited to the following:
Organized leadership and assisting in the direction of all on-site staff.
Demonstrating exemplary communication, professionalism, confidentiality, leading by example while providing exceptional customer service.
Adheres to and assists in enforcing Fair Housing guidelines.
Communicates, informs, and reports to Supervisor.
Touring and leasing to prospects within rents approved bySuperiors.
Attracting residents by advertising vacancies, obtaining referrals from current residents, explaining advantages of location and services, and showing units.
Completion and gathering of information on LIHTC and/or Market Rate new move-in files and receiving approval or denial from Regional and LIHTC Manager for all applications in process that may qualify.
Completing background checks and qualifying or denying prospects.
Delivering adverse action letters to denied or conditionally approved applicants.
Explaining contracts with residents and ensuring they are signed and completed correctly.
Collecting and depositing rents and security deposits, assisting with budget goals.
Maintains property by investigating and resolving resident complaints, enforcing lease, inspecting units, and verifying completing repairs.
Assisting with scheduling and supervising contractor repairs and cleaning.
Keeping Yardi or AppFolio up to date daily.
Creating and ensuring PO's (purchase orders) are entered into Yardi orAppFolio.
Secures property by enforcing policies, procedures, and risk management.
Completing required education such as, but not limited to, Grace Hill, legal seminars, attending employee meetings, and all other webinars, etc.
Securing or locking doors as needed including periodically and throughout each day and the close of a shift/work review of doors specifically holding property or inventory belonging to owner, residents, office area, or employees.
Completing and submitting timely reports as requested.
Following up on employee tasks.
Walking the property and monitoring and ensuring curb appeal.
All EMG employees are required to pick up garbage on the community and/or report to maintenance/grounds staff if they are unable, based on current tasks and availability.
Walk vacant units at move out and after make-ready to ensure cleanliness and proper maintenance.
Assisting with completing pre-move out inspections to better plan scheduling and financial goals.
Pre-move out inspections must be completed between the 20th and last day of each month.
Assisting Manager with deposit accounting completion within 7 calendar days of move out.
Creating and completing work orders in Yardi orAppFolio.
Maintaining and storing documentation properly.
Working with the Manager on delinquency per EMG policy.
Enforcing rent increases and additional income.
Collecting data and completing accurate Market Surveys.
Assists with resident retention programs and community events.
Completion of Recertification of LIHTC files, if applicable.
Monitoring and following timeline of Tickler on LIHTC Properties, if applicable.
Keeping UHC COL and Set Aside tracker up to date.
Create and maintain relationships with set aside partners and local housing authorities.
Outreach marketing to ensure all requirements are filled for your community.
Training of new and current EMG employees required.
Enforcing EMG Policies and Procedures with all staff.
Must report any failures to adhere to company policy to immediate supervisor.
All other duties assigned by Superiors.
